Why I Do This!
Frankly, only about 7% of homes sold today are done FSBO between a seller and buyer who didn't know each other before the home went up for sale. An additional 6% of FSBO homes are successfully sold between sellers and buyers who do know each other. Here's the sobering statistic: Approximately 85% of FSBO homes eventually end up being listed by a real estate agent*.
Can you be one of the 7%, or the 6%? Maybe, and why not give it a shot? If you are going to try, you need to be informed about how to do it, what you will spend anyway (since the #1 reason to FSBO is to save the cost of a commission), and the other factors involved so you can make intelligent decisions on how to approach a truly major project and event. Once you've tried to sell on your own, if you are not successful, at least you'll know you did everything you could! If you still need to sell, I hope you'll consider using me to get the job done. It will be easy to check to see if I've been thorough in helping you do it on your own, and I have much more I can do if you hire me as your agent.
When a homeowner lists their property with me, I spend several hundred dollars right away; I don't 'hold back' to see if I can get it sold 'on the cheap'. My listings hit the market strong, and we know within certain targeted days if we are progressing toward a sale. Remember, I only get paid if I can get that property sold. Therefore, I'm not going to take a listing just to have one; it would be stupid of me to spend the money I do marketing if I am not sure I can get the job done for my seller.
