Understanding your Property Investment Profile (PIP)

This report is called the Property Investment Profile (PIP). The first page lets you see what has happened very recently (new listings, properties that have gone ‘pending’ sale, what properties were on the market and failed to sell, and if any properties have actually ‘closed sale’). It contains three graphs:

  1. Market Price Trend – Compares the “List Price” to actual “Sold Price” during the past year, and shows the trend of the closed sales during that period
  2. Market Value Trend – What is/was the price per Square Foot for Active, Sold, and “Expired” properties currently and a year ago
  3. Market Heat Index – What has been the average Days on Market for properties that actually sold during the past year

The Market Information provides:

  1. Online Interactive Map – If viewing this online you can actually see where each of the comparable properties used in the report are located
  2. Current “For Sale” and “Closed Sale” data
  3. Automated Market Value Range – This does not consider your particular living square footage or property condition. It only shows the approximate range of “For Sale” and “Closed Sale” prices at this time for comparable homes such as yours

Following the first page there may be one or more pages of “Thumbnail” sketches of homes that this report used in its analysis.

The final page is the Market Summary which analyses each status of property separately.

You will find this report very helpful in staying on top of what is happening around you when selling your home. I provide this report to many homeowners monthly; I recommend sellers receive it each week.
